Planning Permission & Listed Consent Consultancy
In-House Planning Consultants in Suffolk
Planning is where good projects are either won or lost. A clear, well-argued application in front of the right officer will pass. A weak one on a strong scheme can sit for months. Because we build as well as consult, our planning work is shaped by what actually gets built, not just by what looks neat on a drawing.

Planning Permission
Official approval for development or significant alterations. We prepare the application and manage it with the local authority.
Listed Building Consent
A legal requirement for alterations to designated listed buildings. We prepare consents that pass conservation officer scrutiny.
Planning Appeals
Where an application has been refused, we advise on the grounds for appeal and prepare the paperwork.
Contentious Planning
Objections, conflicts with local policy and the negotiation needed to resolve them fairly.
Strategic Planning
Longer horizon planning for developers, trusts and landowners. Analysis, forecasting and actionable strategies.

Frequently Asked Questions
It depends on the property, the scope and the local policy. Permitted development covers a surprising amount, but conservation areas and listed buildings remove most of those rights. A short conversation is usually enough to tell you which side of the line you are on.
Planning permission is the local authority's approval for development. Listed building consent is a separate legal requirement for any alteration that affects a listed building's character. A project on a listed home often needs both, and they can be applied for together.
A standard household application takes around eight weeks from validation to decision. More complex applications, including listed building consent and major works, can take twelve to sixteen weeks or longer if revisions are needed. We update you at every stage.
You can appeal to the Planning Inspectorate within six months of the decision. We assess the refusal grounds, advise on whether an appeal is viable, and prepare the case if it is. Sometimes a revised application is the better route, and we will tell you so honestly.
Yes. Our planning consultancy work is offered as a standalone service. You can use us for the planning stage and another builder for the construction, or vice versa. We work either way.
