Condition Reports & Specialist Guidance for Listed Buildings
Buying or maintaining an old building is easier when you understand what is actually in front of you. A surveyor will tell you what is there. A specialist builder will tell you what it will take to fix, improve or adapt it, and what that will realistically cost. That is the gap our consultancy service fills. We bring the working knowledge of a builder and the objectivity of a consultant, and put the findings in a written report you can use to make a decision.

Pre-Purchase Reports
Considering a period property purchase? We assess the true condition and tell you what the next five years will realistically need.
Condition & Maintenance
Detailed reports on what is sound, what is at risk and what is failing, with prioritised repairs and honest timescales.
Restoration & Renovation Guidance
Practical advice on what your building will allow, including kitchens, bathrooms and circulation that respect its character.
Energy Efficiency
Where an old building can realistically be improved, and where it cannot, without compromising the fabric.
Project Management
Where you ask us to carry the work through, we ensure repairs and alterations are done correctly and in the right materials.

Frequently Asked Questions
A surveyor identifies what is present and flags concerns. Our consultancy report goes further. We tell you what each issue will take to put right, what materials and methods are appropriate, and what it is likely to cost. Many clients commission both, with a surveyor and ourselves, and find them complementary rather than overlapping.
Yes. Pre-purchase reports are some of the most useful work we do. Knowing what a period home will really need before you exchange contracts can change the negotiation, or the decision to proceed at all.
Cost varies with the size, complexity and location of the property and the depth of the brief. A free initial consultation lets us scope the work and quote a fair fee before any commitment.
Yes, sympathetically. Some improvements are straightforward, such as draught-proofing and well-specified secondary glazing. Others, like internal wall insulation, need careful design to avoid trapping moisture in solid walls. Our report sets out what is realistic for your specific property.
We can, but you are not obliged to use us for the build. The report is a standalone deliverable that you can take to any builder. Many clients do choose to keep the work with us for continuity, but the choice is always yours.
